Garden room questions answered
How much does an NFF garden room cost?
The final price depends on the model, dimensions, glazing, insulation, internal finish, electrical options, base, access and installation requirements. The instant quote provides an initial guide; the written quotation confirms the final scope and price.
Which NFF garden room is best for a home office?
The Studio, Corner Office and Contemporary models are common starting points. The best choice depends on the available footprint, number of users, desk layout, storage, natural light and required level of acoustic separation.
What is the difference between the Studio and Contemporary models?
The Studio is a versatile simple form that suits many uses. The Contemporary model places greater emphasis on a modern glazed appearance and is often selected for offices, family rooms and customer-facing spaces.
Which model is best for a small garden?
The Corner Office is designed to use corner space efficiently, while a compact Studio or Budget Office may also work. The correct answer depends on door swing, access, boundaries and the usable space needed inside.
Can NFF change the size, doors and windows?
Yes, NFF can discuss bespoke dimensions and opening positions. Structural limits, planning considerations and price implications are confirmed during the design and quotation process.
Are NFF garden rooms insulated?
Insulated specifications are available for year-round offices, studios and leisure rooms. The exact insulation, lining, glazing and heating package should be confirmed in the written quotation.
Can a garden room include electrics and heating?
Electrical and heating options can be considered. The quotation should distinguish the building’s internal electrical package from the final mains connection, certification and any work required between the house and garden room.
What base does a garden room need?
The building needs a stable, level base correctly sized for the final design. The appropriate solution depends on ground conditions, drainage, loading and finished floor level, so one base type is not suitable for every site.
Do garden rooms need planning permission?
Many domestic garden rooms can fall within permitted development, but conditions apply to height, position, boundaries, garden coverage, land designation and intended use. Obtain property-specific advice where there is uncertainty.
Can an NFF garden room be used all year?
A properly specified insulated garden room with suitable glazing, ventilation, electrics and heating can support year-round use. Comfort still depends on the selected specification and how the building will be occupied.
How long does manufacture and installation take?
Timescales vary with demand, model, bespoke requirements, approvals, base readiness and access. NFF should confirm the expected programme when the final design and site requirements are understood.
Is delivery and installation included?
Delivery and installation are generally available for eligible projects within NFF’s normal timber-building service area. The postcode, access, building type and written quotation should be checked before ordering.
Can NFF install through restricted access?
Many restricted-access sites can be considered, but gate widths, passages, steps, walls, parking distance and working room must be reviewed. Send photographs and measurements early so the installation method can be assessed.
Can I see the garden rooms before ordering?
Yes. NFF’s display centre is at Downsview Yard, North Corner, Horam, East Sussex, TN21 9HJ. Visiting helps customers compare proportions, doors, glazing, finishes and overall construction.
Do you install garden rooms across East and West Sussex?
We welcome garden room enquiries across Sussex, including East Sussex and West Sussex. Our normal service area is approximately 40 miles from Horam, so delivery, installation and any charges must be confirmed for your postcode and project. We also serve eligible addresses in Surrey and Kent.
Is a garden annexe suitable for sleeping accommodation?
Residential or sleeping use can introduce different planning, Building Regulations, fire, drainage and service requirements. It should not be assumed that a standard garden room specification is suitable without project-specific professional advice.
Plan a garden room around the way you will actually use it
Choose a model, build an initial guide quote or speak to NFF about your garden, access and intended layout. The team can then help narrow the design and specification.
